Why Florida Homes Need a Year-Round Maintenance Plan

Florida homes face unique challenges including high humidity, intense heat, heavy rain, hurricane season, salt air, and rapid vegetation growth. Without routine maintenance, small issues can quickly turn into expensive repairs.

At ParsCo Construction, we’ve created this 12-month Florida home maintenance checklist to help homeowners stay proactive, protect their investment and extend the life of their home.

January – Indoor Safety & Efficiency
● Test smoke detectors and carbon monoxide detectors
● Replace detector batteries if needed
● Inspect weather stripping on all windows and exterior doors
● Check windows and doors for drafts or moisture
● Inspect under sinks and around toilets for leaks

February – Electrical & Plumbing
● Test GFCI outlets in kitchens, bathrooms, garage, and exterior
● Check visible wiring and outlets
● Inspect toilet seals and plumbing shut off valves
● Clean faucet aerators and showerheads

March – HVAC & Ventilation
● Replace or clean HVAC air filters
● Schedule spring HVAC maintenance
● Clean bathroom exhaust fans
● Inspect attic ventilation and roof vents

April – Windows, Doors & Screens
● Inspect all windows and doors for damage
● Re-caulk windows and exterior trim as needed
● Repair or replace worn weather stripping
● Clean windows inside and out
● Remove, clean, and repair window screens

May – Dryer Vents & Laundry Safety
● Clean dryer lint trap thoroughly
● Disconnect and clean dryer vent hose
● Inspect exterior dryer vent opening
● Inspect washing machine hoses for leaks

June – Plumbing & Water Systems
● Inspect water heater for leaks or corrosion
● Flush water heater (if recommended)
● Check hose bibs and outdoor spigots
● Inspect irrigation or sprinkler systems

July – Safety & Garage
● Test smoke and carbon monoxide detectors again
● Check fire extinguishers
● Inspect garage door auto reverse feature
● Lubricate garage door hardware

August – Energy & Insulation
● Inspect attic insulation
● Seal air gaps around plumbing and wiring
● Check door thresholds for gaps
● Clean and reverse ceiling fan direction if needed

September – Roof, Gutters & Fencing
● Inspect roof for missing or damaged shingles
● Clean gutters and downspouts
● Ensure proper drainage away from foundation
● Inspect fencing for loose posts, damage, or rot
● Repair gates and latches

October – Exterior Cleaning & Weather Prep
● Pressure wash home exterior
● Pressure wash driveway, sidewalks, and patios
● Replace HVAC air filter
● Schedule fall HVAC service
● Inspect weather stripping before cooler weather

November – Yard, Leaves & Moisture Control
● Remove leaves from yard, roof, and gutters
● Inspect exterior doors for air and water leaks
● Check crawl space or basement for moisture
● Test sump pump if applicable

December – Year End Review & Safety
● Test smoke and carbon monoxide detectors
● Replace detector batteries
● Inspect dryer vent exterior
● Review maintenance log and plan repairs for the new year
